ConditionRail exists because loan files stall in the same places, for the same reasons, week after week. We built a rail for that work.

    Files stall in the same places.

    Walk any processing floor on a Friday afternoon and the same three or four loan files are stalled for the same three or four reasons: a missing paystub, a stale bank statement, an appraisal update, an out-of-sync LOS task. The reasons are predictable. The tools are not.

  2. Ch. 02

    Borrowers are not the bottleneck — confusion is.

    Borrowers want to close. They will send what is asked, when it's clear what to send and why. The bottleneck is the email chain where the ask gets buried, the PDF that was the wrong month, the reminder that arrived too late or too often.

  3. Ch. 03

    Processors deserve fewer reruns.

    A processor's day shouldn't be reconciling three systems by hand and chasing the same document across email, SMS, and the LOS. The work is operational. It should run on a rail.

  4. Ch. 04

    Underwriters keep the decision.

    Automation belongs to the operational work — moving conditions, citing evidence, flagging exceptions. The credit decision belongs to the underwriter and the lending team. ConditionRail draws that line clearly and respects it.
